Read the table carefully before setting your budget. Austin’s $450,000 figure does not apply to every area. Buying inside the city may cost about 35% more. Selling a Boston home for $852,000 and buying in Austin for $605,000 may free up about $247,000 before costs.

Massachusetts, by contrast, sits near a 0.97% effective rate statewide, with Boston’s residential rate reported at $12.40 per $1,000 of assessed value.

The savings are real, but closer to $8,000 than $10,000. They rise with income and fall as the Austin home price increases. A household earning $120,000 and buying a $700,000 home may see little tax savings.
